Home Inspections

Is a Home Inspection Necessary?

Buying a home is one of the biggest financial decisions you will ever make. Taking time to learn as much as you can about the home is a wise choice. Most homebuyers spend only 30 minutes or so looking at a home during a showing. This time is typically spent determining if the layout, style, location, and amenities suit the buyer. A home inspector is not concerned with those factors. Instead, they are looking at how the home’s components are put together and if they are functioning as intended.

A quality home inspection will usually consist of three to four hours onsite, plus up to two hours offsite completing research and compiling the inspection report. Your home inspector is one of the few “neutral” parties in the real estate transaction. This ensures an unbiased viewpoint on the home’s condition. When you choose INFOTEC Home Inspection, rest assured that you are getting a home inspection done the right way.

What is Looked at During a Home Inspection?

All accessible systems of the home, from the roof to the foundation will be looked at and evaluated. This includes exterior wallcoverings and gutter systems, roof coverings and penetrations, exterior doors and windows, site drainage, decks, patios, sidewalks, and driveways, and more. Basically, if it is on, against, or near the home, it will be inspected.

Inside the home, all observable HVAC, plumbing, electrical, and mechanical systems are inspected and tested when applicable. The inspector will look for evidence of water leaks and moisture intrusion, as well as conditions that may lead to future water damage. Safety items like guards and railings will be inspected, as well as smoke alarms and carbon monoxide detectors. The attic and basement or crawlspace can reveal a lot about a home. These areas are inspected closely for signs of trouble.

In summary, just about every item in, on, or near the home will be inspected, evaluated, and tested. INFOTEC Home Inspection follows the International Association of Certified Home Inspectors (InterNACHI) comprehensive Standards of Practice (SOP). How Much Does a Home Inspection Cost?

You will likely find a range of prices from different inspection companies. Generally, the inspection fee is based on the age and square footage of the home, as well as the travel distance involved. INFOTEC Home Inspection is not the lowest cost inspection company, and we don’t want to be. When you shop on price alone, you may find that your inspector is not very good and has had to lower their prices to stay in business. Or, they may be a “part-time” inspector who works a regular job and then moonlights after hours to earn extra money. That’s not INFOTEC Home Inspection. We are a full time, highly-rated inspection company providing high quality inspections and outstanding customer service. And we do it all at a very competitive rate.
