What is an 11th-month Warranty Inspection?

An 11th-month warranty inspection is a home inspection that takes place approximately 11 months after a newly constructed home was purchased. This type of inspection is designed to identify any defects or issues that may have developed in the home during the first year of ownership (or that may have been present from the very beginning). The 11th month warranty inspection is important because it allows the homeowner to identify any issues that may be covered by the home’s warranty before the warranty expires. This can include things like defects in materials or workmanship, problems with the home’s electrical or plumbing systems, or issues with the roof or foundation.

A quality inspection will usually consist of three to four hours onsite, plus up to two hours offsite completing research and compiling the inspection report. The homeowner or builder can then use this information to initiate repairs or request warranty coverage for any issues that are covered by the warranty. Overall, an 11th-month warranty inspection is an important step in protecting a new homebuyer’s investment and ensuring that the home remains in good condition for years to come.

What is Looked at During an 11th-Month Warranty Inspection?

All accessible systems of the home, from the roof to the foundation will be looked at and evaluated. This includes exterior wallcoverings and gutter systems, roof coverings and penetrations, exterior doors and windows, site drainage, decks, patios, sidewalks, and driveways, and more. Basically, if it is on, against, or near the home, it will be inspected.

Inside the home, all observable HVAC, plumbing, electrical, and mechanical systems are inspected and tested when applicable. The inspector will look for evidence of water leaks and moisture intrusion, as well as conditions that may lead to future water damage. Safety items like guards and railings will be inspected, as well as smoke alarms and carbon monoxide detectors. The attic and basement or crawlspace can reveal a lot about a home.
